House rules
The rules that keep our business centres safe, secure and running smoothly. They form part of your licence agreement.

These House Rules form part of your Licence Agreement. They are designed to ensure the safety, security, and smooth operation of the Business Centre. Compliance with them is a condition of your licence.
1. Care of the Business Centre
The Client must take good care of all parts of the Business Centre, including equipment, fittings, and furnishings. No alterations may be made to the accommodation or common areas without the Provider’s prior written consent.
2. Security, Keys and Access
- Keys, entry cards, and access codes remain the Provider’s property at all times.
- No copies may be made, and access devices must not be shared without written consent.
- Lost keys/cards must be reported immediately. The Client is liable for the cost of replacements, lock changes, or related security measures.
- Out-of-hours users must secure all doors, windows, and access points. A call-out fee of £125 + VAT will be charged if a window is left open outside normal working hours.
- Additional keys may only be cut by the Provider (£20 standard, £50 security-protected).
The Client must not leave fire doors, exit doors, or corridor doors propped open. Corridors, stairways, and lifts must remain clear and used only for access.
3. Conduct and Use of Premises
- The Business Centre is intended solely for office use. Retail, medical, manufacturing, cooking, or hazardous activities are strictly prohibited.
- Clients, employees, and guests must conduct themselves in a professional and respectful manner. Harassment, discriminatory behaviour, or abuse of staff, Clients, or visitors is a material breach not capable of remedy and will result in immediate termination of your agreement.
- Noise levels must not interfere with other Clients.
- Smoking and vaping are prohibited throughout the Business Centre and within 20 feet of all entrances.
- Canvassing, soliciting, or peddling is prohibited.
4. Electrical and Safety Compliance
- Electrical equipment must be PAT-tested where required.
- Electricity is supplied for normal office use (lighting, personal computers, small appliances). Additional usage requires prior written consent and may incur extra charges.
- No hazardous materials, explosives, offensive odours, or firearms are permitted.
5. Animals
Animals are not permitted in the Business Centre without prior written consent, except certified assistance animals. Where consent is given, the Provider may impose conditions, including:
- An increase in the service retainer (up to twice the monthly office fee).
- A £75 inspection fee.
- Additional cleaning charges (25% of the standard Office Restoration Fee).
Consent may be withdrawn at any time.
6. Shared Facilities
- Kitchen amenities are self-service and shared. Users must clean up after themselves.
- Meeting rooms and communal areas may only be used as permitted and must be left clean and tidy.
7. Mail and Deliveries
- The Client is responsible for receiving and collecting post and parcels. The Provider accepts no liability for items delivered to the Business Centre.
- Mail-handling services, where provided, are at the Client’s own risk, and the Provider accepts no liability for delay, loss, or misdelivery.
- Requests to change a company name on the Provider’s systems must be made in writing. These will be processed within 60 days from the start of the following calendar month.
8. Liability and Risk
- All property brought into the Business Centre is at the Client’s risk. The Provider accepts no responsibility for theft, misappropriation, or damage.
- The Client must hold appropriate insurance for contents, equipment, and liability to staff and third parties.
9. Data Protection
The Provider may request documentation and personal data necessary to provide services. All data will be handled in accordance with applicable law and the Provider’s privacy policy.
10. Services and Access
- Services are available during normal business hours unless otherwise agreed.
- Internet is provided as a basic facility. The Provider accepts no responsibility for its security, reliability, or suitability for the Client’s purposes. Use is entirely at the Client’s own risk.
- The Provider may access the Client’s accommodation at any time for inspection, maintenance, or security purposes, providing notice where practicable.
